Building a house in Northern Cyprus is another alternative to become an owner
of luxury property in the Mediterranean. You are looking at a saving of 10-15%
on the value of a newly built house offered on the local market, bearing in mind
that the prices for property and land is already cheaper than in Southern Cyprus
or Spain. The prospective buyers' should be aware that whoever they instruct to
deal with their construction must have a building licence. The buyer is putting
themselves in danger of not getting the title deeds in their name, if the construction
company has not got the building licence. We can make an appointment with a reputable
local architect, who would be able to recommend the construction companies who
have such licences. Due to the escalating price increases
for building materials and labour costs it is difficult to provide a bold figure
for construction these days. We would be happy to arrange a meeting with an architect
if you have a plot of land to build your house on.
You
can realise your dreams of building the house you always wanted. By purchasing
the land first, you will make an additional saving on Stamp Duty, which is currently
6%, as it is only paid on the value of land. There is no rating system in Northern
Cyprus at the moment.
You need to be aware of the
procedures on how to build a house in North Cyprus. First of all, you need
to find a plot of land that appeal to you. We have Plots
of land available for sale, but if you find it elsewhere, we will also be
able to assist you with house or villa construction in North Cyprus.
You would then need to check the title deed and apply for the purchase permit
to the Council of Ministers, which normally takes 6 months. Sunny Property

local architects will be working on the plan in accordance with your specifications,
the timescale and payment terms will be calculated. You will be constantly informed
about the progress of the villa construction in North Cyprus via e-mail with photos
attached, if you are unable to visit the island within that period.

Finally, when the construction is completed, the monies are paid by the solicitor
to the vendor (construction firm) and the Land Registry. Your name will be entered
into the Land Registry's records and the title deeds will be transferred in your
